Ministry Centre Update – February 2019

As previously reported, we have pledges of $28,323 per month towards paying off the mortgage and one off gifts of $557,690.  Praise God!  Although we have not completely met our target for one off gifts, we took the decision to proceed.

Mid December our loan application of $3.850m was approved by Baptist Financial Services.  This approval was based on the equity we have in the property at Pioneer Avenue, current funds we have in the bank and the recognition of the pledges.

Due to the shortfall, we needed to negotiate with Pluim Group, our selected builder, to achieve our objective that we will be able to occupy the Ministry Centre and utilise all aspects/rooms with our current building contract.  As a result of that, we have signed a letter of intent to enable preliminary work to commence and are finalising the contract.

What a great day on 10th February to celebrate the turning of the first sod.  Were we able to see the footprint of the building, thank God for His provisioning thus far, pray, sing songs of worship, gather as a Church family, hear words of testimony, share the vision and actually turn the first sod.  Thank you to all who participated.

We are pleased to advise that the builder, Pluim Group, have moved onto the site and are setting up and commencing preparatory works.  Some of the work currently undertaken is not obvious, but it includes survey work to provide reference points so that the building is constructed in the correct spot, ensuring that construction vehicles are able to enter and exit the site safely in Pioneer Avenue, setting up worker facilities, construction of security fencing and advising neighbours about the commencement of construction and any impact on their facilities.  Once the fencing is established it means that Pluim have control of the construction site.  Pluim will have exclusive use of the site beyond the security fencing.

There are some excluded/incomplete components to the Ministry Centre building contract (mainly final fit out items).  We want to utilise the gifts and abilities of Lakes partners to complete as many of these excluded items as possible.  This is a great opportunity for Lakes partners to be involved in “hands-on” actions to be part of the building process.  The supplementary projects have been specifically targeted so they won’t compromise the builder’s ability to progress the works.  We are seeking key project leaders who will oversee each item and manage a team of volunteers.  These individuals will be coordinated by a member of the Building Committee, Greg Mason.  Greg is keen to hear from anyone who is interested in these activities.  He can be contacted on 4397 1746, 0408 435 482 or gregmason400@gmail.com.

We recognise the need to free up members of the Building Committee to enable them to concentrate on finalisation of the contract and actual activities directly related to the construction.  Additionally, we recognise the need to provide better communication with partners of the Lakes.  We are delighted John Watson has accepted our request for him to be the Communications Coordinator for the project.  John will have full responsibility for providing information to partners and be the interface between the committee and partners.  This is our first communication under these new arrangements.  John can be contacted by email at; ministrycentre@thelakes.net.au.

Work has now started with building of security fencing, limited earth works and preparation for construction office.  Majority of approvals have been obtained.
